預算是自地自建中最大的挑戰之一,但在我們的實際案例中,能夠協助業主向銀行申請土地及建築融資,興建完成後再轉為一般房貸。因此,只須部分自有資金就能興建,再來是基地是否處於易施工的位置,有些基地位於小巷弄中,施工出入相當不方便;然後是地質,像是台北市的地質就不太好,因此要特別注意是否需要做地質改良,結構系統也要加強。一般而言,我們做的建築即使是小透天,也要求基本要做筏式基礎,這也是一般人不了解為何建築成本會較高的原因,因為我們認為,安全才是建築第一考量的因素。
